How to check a title deed before you buy
Buying land or a home is usually the biggest purchase of your life. Do these checks before you pay anything.
1. Get an official search
Ask your advocate to run an official search at the land registry. It shows the registered owner and any charges, caveats or restrictions on the property.
2. Match the seller to the title
The name on the title must match the seller's ID. If the seller is a company or acting for someone else, ask for the resolution or power of attorney.
3. Visit the plot or unit
Confirm the beacons, boundaries and access road yourself, and compare them with the survey map.
4. Use an advocate you chose
Do not rely only on the seller's advocate. Pay deposits only into an advocate's client account, never to a personal number.
5. Budget for the extras
Plan for stamp duty, legal fees and registration costs on top of the price. Rates change, so confirm the current figures with your advocate.
